What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the electrical installation within a property. It identifies damage, deterioration, defects and any non-compliance with current safety standards.
Following the inspection, a report is issued detailing any observations and recommendations.
Landlord EICRs

Understanding EICR codes
- Code C1 (Danger Present): Immediate risk of injury; the electrician must make the dangerous area safe on the spot.
- Code C2 (Potentially Dangerous): Urgent remedial work is required as a hazard could become immediately dangerous.
- Code C3 (Improvement Recommended): The installation is safe, but it does not meet current regulations and should be upgraded.
- FI (Further Investigation): An area or potential defect requires more immediate checking before a final code can be assigned.
